About Joining SBIA
Shady Beach Improvement Association (SBIA) was founded by a group of Shady Beach subdivision homeowners who were looking to make improvements to the neighborhood and provide access to the beach, marina and park for members. The SBIA welcomes all new homeowners and current residents of the Shady Beach subdivision to enjoy all it has to offer and meet and build long lasting relationships with fellow members.
Benefits List
Common Area Maintenance
A substantial part of SBIA member dues is used to maintain all of the common areas including the entrance, parks, and marina grounds.
Shady Beach – Private Beach Park
The beach is the perfect place to relax and feel the breeze, read a book, sunbath or go for a swim. Our beach has a covered pavilion with picnic tables, a playground for the kids and plenty of grass and sand area for everyone to enjoy. More info…
Shady Beach Pavilion
Our beach pavilion is available to all members to use and can be rented by members for events such as birthday parties, family reunions, and wedding showers.
The Center Park
Shady Beach’s Park can be enjoyed by all residents and has a half court basketball area and is used a lot in the winter by the kids for the sledding hill.
SBIA Events Throughout the Year!
SBIA hosts events during the year for kids, adults and families. Our events include: Easter Egg Hunt at the beach, 4th of July Bike Parade, Ice Cream Social, and Fall Chili Cook Off.
Marina
From day 1 of your membership you can gain access to use our ramp to launch a boat registered in your name and enjoy Upper Straits lake for the day. You may also desire one of our 54 docks, which are available via a wait list. For more info, reach out to Boat Dock Committee.
Upper Straits Lake Events
Upper Straits Lake is a strong lake community offering many lake wide events including:
- Fireworks: The highlight of the Summer! A spectacular show every year.
- Music on the Lake: Four (4) events over the course of the Summer. These events have local live bands playing at various lake associations on a Friday night and SBIA hosts one of these events at our beach.
- Kids Fishing Tournament: Kids (up to age 16) are broken into three age groups and participate in this timed event from 8am to noon. Trophies are awarded for largest fish of 9 species, most caught, smallest caught on a hook and ugliest fish.
- Lobsterfest: This is the lake’s marque event with over 300 attending this traditional lobster dinner with band/DJ under the stars for adults.
SBIA’s base dues are $350/year = less than $30/month!!!

The majority of membership dues goes for the maintenance and improvement of all common grounds including beach park, center park, entrance, and the landscape surrounding the marina with a small fraction covering the mutiple community social events. New for 2023 was the addition of wifi security cameras. All of these are benefits for all members.

How does SBIA annual dues compare to national and local averages?
HOA dues range nationally between $50/month to as much as $1,000/month. These dues vary by state, size of communities and amenities offered. Nationally, the average range is $200-$300 month. In Metro-Detroit, the average HOA dues is $114/month.
Research also shows that home values within a subdivision with HOA is 5%-7% greater than homes without HOA. Why? Because subdivisions with HOAs are maintained, updated and cared for by their residents.
For SBIA, not only does participation provide maintenance support and subdivision amenity enjoyment, your property values are increased because it is through SBIA that Shady Beach residents gain lake access on Upper Straits Lake, one of Oakland County's premier lakes!
